Features

Prime Noe Valley! Welcome to this stately Edwardian 2-level residence with legal 1BR/1-BA garden apartment, delivered vacant.

This attractive property lives like a single family home with the added benefit of comfortable guest quarters for visitors or tenants. These rooms would also work beautifully as a family room or home office.

4352 24th (the main residence) offers a delightful blend of historic charm alongside contemporary updates. The main residence upstairs has an elegant layout with great ceiling height and excellent light. The formal living room opens to a formal dining with built-in hutch with leaded glass panes and exposed wood beam ceilings. There is a spacious kitchen with a breakfast nook – along with new kitchen appliances and counters. A full bathroom on this level is convenient for guests.

Upstairs are 3 bedrooms and a full bath. The exceptionally large front bedrooms spans the entire width of property with a massive walk-in closet, offering potential for the installation of a 3rd ensuite primary bathroom.

Stairs from the main level lead to the patio, a fenced dog-run and a full-length flat grassy yard awaiting your green thumb. The house sits mid-block allowing for the maximum possible space and light and you will be surrounded by other yards on each side that are already nicely landscaped.

The downstairs garden apartment has one bedroom with a huge walk-in closet and an open plan living area. It was extensively remodeled with permits in 2005. Both units have laundry and connect via internal staircase for added versatility if using the garden apartment for family members.

The building has been lovingly maintained by its conscientious owners with updated features and systems. There is a concrete foundation and extensive structural updates including seismic reinforcements. There are double-paned windows throughout along with recessed lighting, lovely new pendant lights and attractive wood floors. The entire property was repainted for sale and is in move-in condition.

This property is located on an outstanding block just steps from Philz Coffee and the Douglass playground / Noe tennis Courts. It’s only two blocks to the very best of Noe’s village-like main shopping district. MUNI is at your doorstep and it’s an easy drive to the airport, Silicon Valley or downtown.

Neighborhood

Welcome to Noe Valley!

Where do San Francisco hipsters move when they grow up? Noe Valley, of course. This vibrant enclave nestled in the hills above San Francisco is one of the most popular residential destinations in the city. Whether you are a single tech entrepreneur or a family with children, you're going to love this friendly, community-oriented village-within-the-city.

Boutique clothing stores, excellent restaurants, casual eateries, and professional offices line the blocks of 24th Street, the main artery in Noe Valley. Need coffee? There are many spots to choose from, ranging from Philz Coffee with its comfortable armchairs (situated literally steps from your front door) to the Diamond Cafe with its sunny patio and extensive lunch menu (located one block down) and the venerable Noe Valley Bakery with its fresh baked birthday cakes and challah ... or grab a tasty sandwich at Martha's Bros Coffee Shop nearby.

Noe Valley offers many specialty stores, for example Parisian-style boutiques which sell only wine, cheese or chocolate. Need farm-fresh fruits and veggies, an organic cut of meat or a particular blend of honey? Check out the weekend open-air Farmers Market on 24th Street where you'll be able to mix and mingle with neighbors and visitors and enjoy some musical entertainment. Noe Valley has its own independent bookstore as well.

Noe Valley's architecture runs the gamut from some of the most expensive homes in the city, to modest starter condominiums that are affordable for younger professionals. Originally built out with charming Edwardian homes and apartment buildings, there are an increasing number of boldly innovative newer homes that have been built from the studs up -- the variety is refreshing!

Some of the best schools in the city are here in Noe Valley. Alvarado Elementary School is a highly-rated public school, notable for its level of family involvement. James Lick Middle School is also close to 4350-52 24th St while highly-regarded private and parochial schools such as Ada Clevinger, St Philips, the Friends School and Children's Day School are all a short distance away.

You will not need a car to get to any of these places, but if you wish to venture farther afield, there are many car-share and bike-share options nearby.

Noe Valley has become the premiere destination for residents that work on the Peninsula but want a sophisticated city life-style and a walkable neighborhood that supports true community spirit. Access to 280 (via Dolores Street) is far more convenient from Noe Valley than from Pacific Heights and there is also super-convenient access via the J-train (very nearby) or 24th Street BART to the downtown financial district. If you are a couple that works both on the Peninsula and in the downtown financial district, or you work from home and want to be centered in one of the city's very best neighborhoods, then Noe Valley is just the ticket.
